Once you list your property for sale, your real estate agent will require a Vendors Statement (Section 32). A Section 32 is like a disclosure statement to the purchaser. It includes details as to the ownership of the property, planning, building, rating, restrictions etc.
It is important to ensure that all required information in respect to the property is accurately set out in the Section 32. Failure to disclose required information may give a purchaser the right to withdraw from the Contract prior to settlement.
The Section 32 is required to be sighted and signed by the purchaser, prior to the signing of a Contract of Sale. It is therefore important for your agent to be provided with the Section 32 as quickly as possible, once the property is listed.
We order all the relevant Property Certificates and prepare the Section 32 for you, and provide this to your selling agent. We also prepare Auction Contracts where required.
We liaise with all parties involved in the transaction and attend Settlement on your behalf.
